Three-level Two-family Residential House with Garage and Terraced Yard in Markovo, Rodopi Municipality

The project involves a residential building in land plot ID 47295.58.281, located in the village of Markovo, Rodopi Municipality, Plovdiv Region. The house is free-standing, placed in the center of the property according to the approved design visa. Vehicular and pedestrian access is provided from the northwest, via a cul-de-sac street (plot 47295.58.279). The terrain has a slope, so the yard is designed with terraced levels.

The house is three-level (basement + 2 floors) and intended for two families, each with a separate entrance and independent staircase. The two parts are structurally separated by a 5 cm expansion joint.

At level –3.15: main entrance, double garage, corridor, storage room, closet, and monolithic staircase. The second half of the house mirrors the first.

At level ±0.00: living room with kitchen and dining area and access to a terrace, corridor, WC with laundry/utility area, enclosed veranda accessed from the kitchen, open veranda, and staircase. The layout is mirrored in the second part.

At level +3.15: corridor, bathroom with toilet, laundry room, two bedrooms with private terraces, and one additional bedroom. The other half is symmetrical.

The structural system is monolithic reinforced concrete.
The roof is hipped, made of timber, and shared between the two units, but divided by a 5 cm border at the expansion joint.

Exterior walls are made of 25 cm brick with external insulation. Thermal bridges are treated with external insulation on the structure and walls. Internal partitions are 12 cm and 25 cm brick.

The roof is hydro and thermally insulated, covered with anthracite ceramic Tondach Twist tiles.
Drainage is via visible seamless PVC gutters with polyester coating (anthracite), using external downpipes.

Heating and cooling are provided via a climate system, detailed in the HVAC project.

The facade is insulated and finished with:

White plaster (Baumit HBW 89 Life 0019)

Plinth and details in gray mosaic plaster (M330)

Aresbond ARW-3807 ROYAL TEAK composite cladding

Window joinery is aluminum ETEM E75, RAL 7016, with triple low-emission glazing.
