Project for a Single-Storey Family House in Apriltsi, Lovech Region

According to the approved Design Visa, the building is designed as a detached single-storey residential house. There are no existing buildings within the property. Vehicular and pedestrian access are provided from the south, adjacent to the street, with two parking spaces planned within the plot.

At elevation ±0.00, the house includes an entrance hall, guest toilet, pantry, laundry room, open-plan living room with kitchen and dining area, three bedrooms, each with its own private bathroom and toilet, while one of the bedrooms also includes a walk-in wardrobe. A veranda is provided as an extension of the living space.

The load-bearing structure is monolithic reinforced concrete. The external walls are constructed from 25 cm Wienerberger brick masonry with high-performance external thermal insulation. Thermal bridges are fully insulated with additional external insulation. Internal partition walls are built from 12 cm and 25 cm Wienerberger brick masonry.

The roof is designed as a multi-pitched roof, thermally and waterproof insulated, finished with gray bituminous roof shingles. Rainwater drainage is provided through visible seamless polyester-coated gutters in brown color and external downpipes.

Heating is provided by domestic electric appliances.

The façades are thermally insulated and finished with a combination of modern materials and colors. The primary finish consists of white BAUMIT plaster (HBW 89, 0019) combined with Aresbond composite façade panels in wood finish (ARS-1001), wood-effect HPL façade panels (Eden Oak 9116 by CLADS), and natural stone cladding.

The windows are ETEM E75 aluminum systems in RAL 7011 (gray) with triple low-emissivity glazing (white float low-E K-glass).

The project includes complete Structural, Electrical, Plumbing, Energy Efficiency, Geodesy, Site Planning, and Fire Safety documentation.
