Project for a Two-Storey Single-Family Residential House with Flat Roof in Dolni Voden, Asenovgrad

This technical investment project for a residential building designated for residential development in the area of Dolni Voden, Municipality of Asenovgrad, Plovdiv Region, has been prepared at the request of the investor and based on the applicable design documentation and regulatory requirements.

The building is designed as a detached structure located in the central part of the property in accordance with the approved design visa. Pedestrian and vehicular access are provided from the northeast side of the property, adjacent to the street. Two parking spaces are planned within the plot.

The building consists of two above-ground floors and has no basement. Access to the building is provided from street level at elevation -2.05. A staircase leads to elevation -0.05, where a veranda is located. At elevation ±0.00, the layout includes an entrance hall/corridor, staircase, storage room, bathroom with toilet, open-plan living room, kitchen and dining area, one bedroom, and verandas. At elevation +3.00, the floor contains a corridor, bathroom with toilet, master bedroom with walk-in closet and private bathroom, two additional bedrooms, and two terraces. The load-bearing structure is monolithic reinforced concrete.

The external walls are constructed of 25 cm thick Wienerberger brick masonry with high-performance external thermal insulation. Thermal bridges are insulated externally on both the reinforced concrete structure and the enclosing walls. Internal partition walls are made of 12 cm thick brick masonry.

The roof is designed as a flat roof with thermal and waterproof insulation. Drainage is provided through internal PVC downpipes. The façades are thermally insulated and finished with a combination of materials. The architectural concept includes white and dark gray plaster combined with large-format travertine stone cladding. The terrace railings are designed as glass balustrades. The windows and façade systems are aluminum ETEM E75 profiles in RAL 7021 color, fitted with triple glazing consisting of white float low-emission K-glass. Heating is provided by electric convector units.

The project includes detailed structural documentation as well as Electrical, Plumbing and Sewerage, Energy Efficiency, Geodesy, Site Grading, and Fire Safety projects.
