This development has been prepared on behalf of the investor and in accordance with the Design Visa issued by the Chief Architect of the Municipality of Asenovgrad. The subject of the project is a residential building located in Property Identifier 49309.20.112 according to the cadastral plan of Muldava Village, Asenovgrad Municipality, Plovdiv Region.
The building is designed as a detached structure positioned within the plot at the required regulatory distances from the road and neighboring properties. The main entrance is located on the southwest side of the property. Vehicle access and parking spaces are provided from the southwest side adjacent to the street.
The building is designed on two residential levels.
At elevation ±0.00, the layout includes a living room with dining area and kitchen, a veranda on the northeast side, one bedroom, entrance hall, bathroom with toilet, pantry, and staircase.
At elevation +3.00, there is a master bedroom with private bathroom, walk-in closet, and terrace on the southwest side, two additional bedrooms with a shared terrace on the northeast side, a bathroom with toilet, staircase, entrance hall, and an open laundry area.
The load-bearing structure of the house is monolithic reinforced concrete. The external walls are constructed of 25 cm thick brick masonry with high-performance external thermal insulation. Internal partition walls are built of 12 cm thick brick masonry.
The roof is designed as a flat roof with a slope of 1.5 degrees and consists of a reinforced concrete slab, vapor barrier membrane, two layers of 6 cm XPS thermal insulation, reinforced screed for slope formation, bitumen primer, 4 mm waterproof membrane, and 6 mm waterproof membrane.
The façades are thermally insulated, plastered, and partially clad with natural stone and Etalbond composite façade panels.
The windows are PVC systems with six-chamber profiles and double glazing consisting of white float low-emission K-glass.
The project includes detailed structural documentation, as well as Plumbing, Electrical, Geodesy, Site Grading and Setting-Out Plan, Fire Safety, and Energy Efficiency projects.
