Modern Two-storey Family House with Veranda and Outdoor Parking in Ostromila District

This project involves a two-storey single-family residential building located in the Ostromila district of Plovdiv. The building stands freely on its plot, in accordance with the development visa. Vehicular and pedestrian access is from the north, along the adjacent street. Two outdoor parking spaces are planned within the property limits.

The building comprises two above-ground floors and has no basement. On the ground level (±0.00), the layout includes an entrance hall, corridor, toilet, bathroom, laundry room, storage room, one bedroom, and an open-plan living room with dining area and kitchen. There is also a veranda accessed from the living room, as well as a staircase leading to the upper floor.

At level +3.00, the second floor contains a corridor, storage closet, and three bedrooms. One of the bedrooms features a walk-in wardrobe and a private en-suite bathroom. An additional shared bathroom is also present on this floor. Two terraces provide outdoor access from the bedrooms.

The building’s structural system is monolithic reinforced concrete. The enclosing walls are made of 25 cm "Wienerberger" brick masonry with external thermal insulation. The internal partition walls are 12 cm and 25 cm thick, also made of Wienerberger bricks.

The roof is a multi-pitched design, insulated against both water and heat, and finished with “Tondach” ceramic tiles in grey. Drainage is provided via visible seamless gutters with a polyester coating (RAL 8016 – mahogany brown), and external downpipes mounted on the façade.

The heating system consists of a fireplace and electric convector heaters.

The façades feature a combination of materials and colors, with plaster in two tones: white (Baumit 0019 – HBW 89) and grey (Baumit 0882 – HBW 11). Two of the façades are partially clad with grey brick veneer matching the plaster and complemented with decorative wood-effect composite cladding of the “Etalbond” type – Aresbond ARW-3801 Walnut. The window system is ETEM E75 aluminum, finished in RAL 7011 (iron grey), with double low-emission glazing.
