Luxury Single-Family House with Garage in Asenovgrad

The project concerns a luxury single-family house with a garage in Asenovgrad.
The building is four stories high and is freely situated on the plot according to the planning visa. An additional structure is planned – a garage – adjacent to the main building.
The car access and the entrance to the building are from the northwest, facing the street.
The garage is designed for four vehicles, partially embedded into the terrain, with a green roof.

The residential building consists of a basement level (-3.15), a ground floor (±0.00), a second floor (+3.15), and a third floor (+6.30). The floors are connected by a monolithic reinforced concrete staircase, illuminated from the northeast.

At elevation -3.15 are: a garage for four cars, four storage rooms, and a corridor.

At elevation ±0.00 are: living room, dining area, and kitchen with access to a southeast-facing veranda, a hallway, toilet, and a bedroom with a bathroom.

At elevation +3.15 are: two bedrooms with access to a shared terrace, a bathroom with an anteroom, a master bedroom with its own bathroom, walk-in closet, and terrace.

At elevation +6.30 are: a study and a storage room.

The load-bearing structure of the building is monolithic reinforced concrete.
The external walls are made of 25 cm thick brick masonry with effective external and partial internal thermal insulation.
Thermal bridges are insulated with material mounted externally or internally on the concrete structure and enclosing walls.
The internal partition walls are brick, 12 cm and 25 cm thick.

The roof is sloped (with tiles) and partially flat, both waterproofed and thermally insulated.
Drainage is solved with internal PVC pipes.

The facades are thermally insulated, partially finished with white plaster, partially clad with gray clinker, and composite facade cladding (type "Etalbond") in wood color (ebony honey).
The windows are aluminum (6-chamber profile, foil-coated on one side, RAL 7016) with double glazing (white float low-emission Ka-glass).
