Four-storey Bakery and Confectionery Facility with Administrative Area and Outdoor Parking

The project involves a freestanding building located on a plot in accordance with the approved development plan. Vehicle and pedestrian access are provided from the north and east, via adjacent streets. The site includes 33 open parking spaces for employees and visitors. The property is also equipped for delivery and dispatch operations with freight trucks to support the production process.

The building has four above-ground floors and no basement. Its primary function is the production of confectionery and bakery products, accompanied by an office and administrative area.

At elevation ±0.00, the building features separate entrances for the production and administrative areas.
The administrative wing, located on the eastern side, includes:
-Two offices
-Lobby and corridor
-Conference room
-Two restrooms with antechambers
-Staff room
-Staircase to upper floors

The production wing includes areas for receiving, storing, and processing materials and semi-finished goods, based on an approved and detailed technological scheme.

At elevation +3.85, the floor includes:
-Corridor
-Two restrooms
-Laundry room
-Antechamber
-Five offices
-Staircase

At elevation +7.35 (third floor), the layout includes:
-Corridor
-Three offices
-Storage room
-Archive
-Staircase

At elevation +11.20, an open rooftop terrace is planned.

Structural System:
The structure is mixed:
-The administrative section is entirely monolithic reinforced concrete.
-The production section includes a metal structure with 10 cm thick thermal panels.
-The production roof is pitched, with metal trusses, covered with thermal panels, and uses internal and emergency drainage via scuppers.
-The administrative roof is flat, made of reinforced concrete slab, thermally and waterproof insulated, with internal drainage.

Walls:
-External walls: Wienerberger 25 cm brick masonry with external thermal insulation
-Internal walls: 12 and 25 cm brick
-Thermal bridges are insulated on all structural elements

Energy Systems:
-A solar hot water system will be installed for energy efficiency (details included in the energy efficiency documentation)

Heating:
a. Administrative area: heat pump system with fan coil units and underfloor heating
b.Production area: VRF system, as detailed in the HVAC plans

Façade and Exterior Finishes:
-Thermally insulated
-Finished with white thermal façade panels (RAL 9010)
-Gray plaster: BAUMIT 0882 - HBW 11
-Partial decorative cladding with NaturAlbond composite panels in yellow (NB-102) and white (NB-901)
