Project of a Mixed-Use Building with Retail Unit and Three-Storey Residence with Garage in Asenovgrad

The building consists of a retail and residential section.
The retail unit has an entrance from the southwest, facing the street, and includes a restroom.

The residential section comprises one semi-underground and three above-ground floors. Parking is provided for four vehicles within the plot: one in the courtyard and three in a garage located on the semi-underground level.

The residence has a separate entrance from the courtyard to the northwest and is accessed via a double-flight monolithic staircase, illuminated from the northwest. The entrance to the retail unit is from the southwest, along the street frontage.

At elevation -2.80 (semi-underground floor), there is a garage for three vehicles and two storage rooms. The garage and storages are separated from the residential levels by a fire-resistant EI 90 door. This level also has an exit to a landscaped rear yard. Vehicle access to the garage is via a ramp within the plot boundaries.

At elevation 0.00 (first floor), a retail unit is located with a built-up area of 43.30 sq.m, including a restroom.
At elevation -0.25 is the entrance to the stairwell serving the residence.

At elevation +0.60 (first residential floor), there is a bedroom, corridor/entry hall, bathroom, and a living room with kitchen and dining area.

At elevation +3.40 (second floor), there are two bedrooms—each with its own terrace—an entry hall, living/dining/kitchen area with a terrace, and a bathroom and WC.

At elevation +6.20 (third floor), there are two bedrooms, one of which has a terrace, an entry hall, two bathrooms, and a corridor with access to a large terrace above the second floor, located along the neighboring wall.

The façades are thermally insulated and treated with Baumit Life 0393 (HBW 20) and white plaster (Baumit Life 0019, HBW 89), and partially clad with golden oak Etalbond-type composite panels. The windows are PVC, 6-chamber profile, single-side foiled in dark wood (dark oak), with double glazing using white float low-emission K-glass.
