This technical investment project envisions the construction of a warehouse base with office area and showroom, designated for warehouses for agricultural production and agricultural machinery according to the development plan of Dolni Voden district, Asenovgrad.

The project has been prepared upon the assignment of the investor and in accordance with a design visa issued by the Chief Architect of Asenovgrad Municipality. The building is designed as a detached structure and is positioned in the western part of the property in accordance with the planning requirements.

Both vehicle and pedestrian access are provided from the west, facing the local service road, and parking spaces are planned for visitors and employees. The terrain is flat, without level differences, and no terracing is required.

The building consists of three above-ground floors and has no basement. The main entrance is located at elevation ±0.00. The ground floor is intended for the storage of light agricultural machinery, while the upper two floors are designed for office use.

At elevation ±0.00, the layout includes a storage area with showroom, staff room, entrance vestibule, two toilets, elevator, staircase, additional entrance area, and storage room.

At elevation +3.50, the design includes an office with conference room and access to a terrace, two additional offices, storage room, staff room, entrance vestibule, two toilets, corridor, elevator, secondary entrance area with access to a terrace, and staircase.

At elevation +7.00, the layout includes an office with conference room and terrace access, two offices, storage room, staff room, two toilets, entrance area, corridor, elevator, additional entrance area, and staircase.

The load-bearing structure is monolithic reinforced concrete. The external walls are made of 25 cm brick masonry with effective external thermal insulation. Additional insulation is provided to reduce thermal bridges, applied externally over the reinforced concrete structure and façade walls. The internal partition walls are brick masonry with a thickness of 12 cm.

The roof is flat, thermally and waterproof insulated, with drainage provided by internal PVC downpipes.

The façades are thermally insulated and finished with a combination of materials. The exterior includes white Baumit plaster HBW 77 Life 0018, areas of exposed concrete, and partial cladding with Aresbond ARS-1901 Coal Black composite façade panels with white joints. The windows are designed with ETEM E75 aluminum profiles in RAL 7016, with triple glazing and dark-tinted glass.

Heating is provided by a multi-split HVAC system.

According to Ordinance No. RD-02-20-2 of December 20, 2017, regarding the planning and design of the communication and transport system of urbanized territories, Appendix No. 5, the project provides two parking spaces for the office area of 179.80 sq.m, one parking space for a warehouse work shift of two employees, one visitor parking space, and one accessible parking space for people with disabilities.

The project includes a detailed structural design, as well as designs for Electrical, Water Supply and Sewerage, Energy Efficiency, HVAC, Geodesy, Vertical Planning, and Fire Safety. The object falls under Category V in accordance with Article 137, Paragraph 1, Item 5a of the Spatial Development Act.
