This technical investment project represents a construction-phase modification under Article 154 of the Spatial Development Act and includes the reconstruction and conversion of a building materials warehouse into a warehouse base with showroom and office area, designated for industrial goods storage, building materials, and an administrative building, in the land of Dolni Voden district, Asenovgrad.
The development is a revision of an already approved investment project and has been prepared upon the assignment of the investor in connection with a change in the investment intentions. The new design solution provides a complete functional and architectural transformation of the building so that it can serve its new purpose as a warehouse base with showroom and office area.
The building is designed as a detached structure located in the eastern part of the property. Vehicle and pedestrian access are provided from the east, facing the street. The facility is intended to operate with six employees per shift, and eight parking spaces are provided within the property boundaries.
There are no existing buildings on the site. The building consists of two above-ground floors, with the second floor being partial, and has no basement.
At elevation ±0.00, the layout includes a canopy, showroom, three toilets with entrance vestibules, storage area, and staircase providing access to the upper showroom level. The ground floor also includes two separate storage rooms, each with its own toilet, vestibule, and changing room.
At elevation +4.40, the second level of the showroom is designed to include a conference room, corridor, two offices, two toilets, janitor’s room, entrance area, and terrace.
The load-bearing structure is mixed — steel in the warehouse section and reinforced concrete in the showroom section. The roof over the warehouse area is gable-shaped and composed of steel beams and purlins, covered with insulated roof panels. The enclosing walls in this part are made of façade thermopanels.
In the showroom section, the structural system is monolithic reinforced concrete. The enclosing walls are executed with façade thermopanels and a curtain wall façade system.
The roof construction differs according to the functional zones. In the showroom section, the roof is designed as a reinforced concrete slab — a flat roof with thermal and waterproof insulation and internal drainage. The warehouse roof is executed with a steel structure and insulated roof panels.
Heating is provided by air-conditioning systems designed under a separate HVAC project.
The façades are finished with gray thermopanels and a suspended façade system. The parapet and accent elements are designed with Aresbond composite façade cladding in white and orange, emphasizing the contemporary industrial appearance of the building.
The windows are designed with ETEM E75 aluminum profiles in RAL 7011 gray, with triple glazing using white float low-emissivity K-glass.
The project includes a detailed structural design, as well as designs for Electrical, Water Supply and Sewerage, Energy Efficiency, HVAC, Geodesy, Landscaping and Site Improvement, Vertical Planning, and Fire Safety.
