Phase 1: Residential Complex of Seven Single-Family Houses
Site Information and Location
Project: Residential Building in Gorni Voden District, Asenovgrad.
According to the approved Design Visa, the building complex is designed as a detached development positioned along the street regulation line. The property is currently undeveloped. Vehicular and pedestrian access are provided from the north side of the site.
Architectural and Functional Design
The first phase consists of seven attached single-family houses, each with its own private entrance and double garage. The development comprises three above-ground floors and one basement level.

To match the street level, four entrance steps overcome the difference in elevation. Each residential unit contains:

Construction and Architectural Features
The buildings are designed with a monolithic reinforced concrete structural system.
The roof is designed as a flat reinforced concrete roof with high-performance thermal insulation, waterproofing and internal drainage.
External walls are constructed from 25 cm Wienerberger brick masonry with external thermal insulation. Internal partition walls are built using 12 cm and 25 cm Wienerberger brick masonry. All thermal bridges are fully insulated.
Heating and cooling are provided through a heat pump system, combining underfloor heating and convectors according to a separate HVAC design.
The façades combine several modern materials and finishes, including:
Gray BAUMIT plaster (HBW 33, 0864)
White Aresbond composite façade panels
Wood-effect HPL façade panels (Eden Oak 9116 – CLADS)
Gray HPL façade panels (Pietra 9208 – CLADS)
Terraces feature both frameless tempered laminated glass railings and solid parapets.
The windows are ETEM E75 aluminum systems in RAL 7011 with triple low-emissivity glazing. The seven-house development additionally incorporates an ETEM E85 curtain wall façade.
The project also includes complete Structural, Electrical, Plumbing, HVAC, Energy Efficiency, Geodesy, Site Planning and Fire Safety documentation.
