Three-Storey Residential Building with Garage and Two Apartments in Asenovgrad

The project concerns a residential building with garage, located in Asenovgrad. The building is detached, in accordance with the design permit. Vehicle and pedestrian access is from the southwest, from the street. Four open-air parking spaces are provided within the plot.

The building has three above-ground floors and no basement, served by a four-flight monolithic staircase lit from the façade.

The entrance is at elevation -1.05, where two storage rooms are also located.

At elevation 0.00, there is a corridor, WC, and a garage for two cars.

At elevation +2.80, there is one apartment – Apartment №1 (GFA: 112.10 sq.m), consisting of: entrance hall, bathroom, laundry room, living room with kitchenette, two bedrooms, two terraces. The apartment's storage room is located on elevation 0.00 (Storage 1).

At elevation +5.60, there is another apartment – Apartment №2 (GFA: 112.10 sq.m), consisting of: entrance hall, bathroom, laundry room, living room with kitchenette, two bedrooms, two terraces. The apartment's storage room is also on elevation 0.00 (Storage 2).

The load-bearing structure is monolithic reinforced concrete.

The exterior walls are 25 cm ceramic brick masonry with external thermal insulation. Thermal bridges are treated with insulation applied externally over the concrete structure and masonry. Internal partitions are 12 cm and 25 cm thick.

The roof is four-sided, waterproofed, and covered with dark brown "Tondach Figaro Deluxe" ceramic tiles. Drainage is ensured by visible PVC cornice-type gutters and façade-mounted PVC downpipes.

The façades are thermally insulated and treated with two types of plaster, partially clad with composite façade cladding type "Etalbond" in light golden oak color, and partially with natural brown gneiss stone. The windows are PVC (6-chamber profile, foil-coated on one side, color RAL 8019) with double glazing (white float low-emission K-glass).
