Residential building with three apartments, garage and rooftop garden in Asenovgrad

The project concerns a four-storey residential building with garage in the town of Asenovgrad. The building is attached to the neighboring structure along one wall and includes an additional structure facing the street—a garage. Vehicular and pedestrian access is provided from the southeast. Three parking spaces are provided inside the garage and one open parking space within the property boundaries. The building has four above-ground levels and no basement, all served by a three-flight monolithic staircase lit from above. On ground level there is an entrance hall, storage, WC, boiler room, garage for three cars and Apartment No. 1, which includes an entrance area, bathroom, living room with kitchenette, bedroom and integrated storage. On the second and third floors are located Apartments No. 2 and No. 3, each consisting of entrance, hallway, two bathrooms, three bedrooms, kitchen, living room, three terraces and a storage room within one of the bedrooms. On the top level there is a rooftop winter garden and an open terrace. The structural system is monolithic reinforced concrete. The exterior walls are made of 25 cm brick masonry with external thermal insulation. Thermal bridges are treated with external insulation materials on both concrete elements and masonry. Internal partitions are of 12 cm and 25 cm thick brick. The roof is designed on two levels—partially pitched with Tondach Twist anthracite ceramic tiles and partially flat with thermal and waterproof insulation. Drainage is ensured with visible PVC cornice-type gutters and external downpipes for the sloped areas and with PVC scuppers for the flat roof and terraces. The façades are treated with two types of plaster and partially clad with natural stone (gneiss) and HPL panels in dark oak finish. The window frames are made of 6-chamber PVC profiles, foil-laminated in RAL 7016 color, with double low-emission Ka glass. Skylight lighting is provided from above for the stairwell.
