According to the approved Design Visa, the building is designed as a detached structure within the property. Vehicular and pedestrian access are provided from the southwest, adjacent to the street. Four parking spaces are planned within the site, two serving the commercial units and two allocated to the residential part.

The building consists of three above-ground floors and has no basement.

At elevation ±0.00, two commercial units are provided. Each commercial unit includes its own toilet, changing room, and storage room.

The residential section has a separate entrance and includes an entrance vestibule, pantry, corridor, bathroom with toilet, storage room, study, covered veranda, and a staircase providing access to the upper floors.

At elevation +2.85, the residential floor contains a corridor, entrance hall, guest toilet, open-plan living room with dining area and kitchen, and the staircase leading to the upper floor.

At elevation +5.95, there are a corridor, pantry, bathroom with toilet, three bedrooms, one of which includes a private bathroom, walk-in wardrobe, and two terraces.

The load-bearing structure is monolithic reinforced concrete.

The external walls are constructed from 25 cm Wienerberger brick masonry with high-performance external thermal insulation. Thermal bridges are fully insulated with additional external insulation. Internal partition walls are built from 12 cm and 25 cm Wienerberger brick masonry.

The roof is designed as a flat reinforced concrete slab, thermally and waterproof insulated, with internal rainwater drainage.

Heating and ventilation are provided through a dedicated HVAC system, designed under a separate mechanical project.

The façades are thermally insulated and finished with a combination of contemporary materials. The exterior combines gray BAUMIT plaster (HBW 11, 0882) and white BAUMIT plaster (HBW 89, 0019) with wood-effect Aresbond composite façade panels (ARW-3801) and gray basalt stone cladding. The terrace parapets are designed as solid parapets.

The windows are ETEM E75 aluminum systems in RAL 7011 (gray) with triple low-emissivity glazing (white float low-E K-glass).

The project includes complete Structural, Electrical, Plumbing, Energy Efficiency, HVAC, Geodesy, Site Planning, and Fire Safety documentation.
