Three-storey Residential Building with Shop, Garage and Composite Facade in Asenovgrad

The project involves a residential building with a commercial unit, located in the town of Asenovgrad. The building is semi-detached, positioned according to the approved design visa. The pedestrian and vehicular access is from the northwest, via the adjacent street. Due to the natural slope of the terrain, the yard is designed as a two-level terrace.

The building has three levels – a basement (–3.50), a ground floor (±0.00), and a second floor (+3.15). Vertical access is provided by a monolithic reinforced concrete staircase with daylight from the southwest.

At level –3.50: garage for two cars, commercial unit with storage and WC, changing room, two storage rooms, entrance hall, corridor, boiler room, and staircase.

At level ±0.00: living room with kitchen and dining area with access to a terrace, toilet with utility area (dryer and washing machine), bathroom with toilet, corridor, three bedrooms with access to a terrace, and monolithic staircase.

At level +3.15: similar layout – living room with kitchen and dining area with terrace, toilet with utility area, bathroom with toilet, corridor, and three bedrooms with terrace access.

The load-bearing structure is monolithic reinforced concrete, and the roof is a timber hip roof.

Exterior walls are 25 cm brick with external thermal insulation. Thermal bridges are insulated from the outside. Internal partitions are 12 and 25 cm brick.

The roof is a hip roof with waterproof and thermal insulation, covered with anthracite-colored ceramic Tondach Twist tiles. Drainage is via visible seamless PVC gutters with polyester coating, black color, with external downpipes.

Heating is provided by an air-to-water heat pump, with radiators and convectors.

The facade features:

Gray plaster with joints every 100 cm (Baumit HBW 39, Life 0875),

White plaster under the eaves (Baumit HBW 89, Life 0019),

Partial Aresbond ARW-3401 Mahogany composite cladding.

The joinery is aluminum ETEM E75, RAL 7016, with triple-pane low-emission Ka-glass.
