Project for a Single-Storey Residential House with Double Garage and Modern Exterior Design

The building is designed as a detached structure, in accordance with the design permit. Vehicular access is provided from the southeast, from the street, while pedestrian access is from the northeast. A garage for two vehicles is planned within the property.

The building consists of one above-ground floor and has no basement.

At elevation ±0.00, the layout includes an entrance vestibule, corridor, living room, storage room, garage for two cars, two verandas, a bathroom with toilet, and three bedrooms, one of which has a private bathroom with toilet and a walk-in wardrobe.

The load-bearing structure is monolithic reinforced concrete. The external walls are made of Wienerberger brick masonry with a thickness of 25 cm and external thermal insulation. Thermal bridges are treated with insulation applied externally on both the reinforced concrete structure and enclosing walls. Internal partition walls are also made of Wienerberger brick with thicknesses of 12 cm and 25 cm.

The roof is designed as a flat reinforced concrete slab, with thermal and waterproof insulation and internal drainage.

Heating is provided by domestic electric appliances.

The façades are thermally insulated and finished with a combination of materials and colors. White plaster (BAUMIT, 0019 - HBW 89) is combined with composite façade cladding of the “Aresbond” type in gray and gray stone cladding.

The window frames are aluminum (ETEM E75 system), color RAL 7011 – gray, with triple glazing (white float low-emission K-glass).

A complete set of engineering designs is provided, including structural, electrical, plumbing (water supply and sewerage), energy efficiency, geodesy, vertical planning, and fire safety.
