This technical investment project envisages the construction of three identical single-family residential buildings, residential development area, according to the development plan of Gorni Voden district, Asenovgrad.

The three houses are designed to be fully identical in terms of floor plans, façade composition, built-up area, and overall architectural identity. They are positioned as detached buildings, in accordance with the design visa and the characteristics of the site.

Both vehicle and pedestrian access are provided from the north, facing the street. Each house includes a garage for two vehicles, designed as a semi-underground level due to the natural slope of the terrain.

Each building consists of two above-ground floors and one semi-underground level. At elevation -3.50, the layout includes a garage, corridor, laundry room, storage room, and staircase connecting the upper levels. At elevation ±0.00, the floor includes an entrance hall, bedroom, vestibule, bathroom with toilet, living room with kitchen and dining area, and staircase. At elevation +3.50, the plan includes a corridor, bathroom with toilet, and three bedrooms, one of which has an en-suite bathroom, walk-in closet, and terrace access. The upper floor also includes two terraces.

The load-bearing structure is monolithic reinforced concrete. The enclosing walls are made of 25 cm Wienerberger brick masonry with external thermal insulation. Thermal bridges are treated with additional external insulation applied to the reinforced concrete structure and façade walls. Internal partition walls are also brick masonry, with thicknesses of 12 cm and 25 cm.

The roof is multi-pitched, thermally and waterproof insulated, and covered with gray Tondach roof tiles. Rainwater drainage is resolved through visible seamless gutters with polyester coating and external downpipes integrated into the façade design.

The façade concept combines white and gray BAUMIT plaster, partial ceramic cladding mounted on a ventilated façade system, and glass railings made of tempered glass. The windows are designed with ETEM E75 aluminum profiles in RAL 7011 gray, with triple glazing using white float low-emissivity K-glass.

The project is supported by all required technical disciplines, including Structural Design, Electrical, Water Supply and Sewerage, Energy Efficiency, Geodesy, Vertical Planning, and Fire Safety.
