This technical investment project envisions the construction of a residential building with a shop and garage under the regulatory plan of Asenovgrad.
The building is designed as a detached structure in compliance with the design visa. Both vehicle and pedestrian access are provided from the south and east, facing the street. The site includes three parking spaces within the property boundaries, as well as one garage on the ground floor.
The building consists of five above-ground floors and one basement level, combining residential and commercial functions within a single architectural volume.
At elevation -2.85, the basement is divided into two separate sections. One section is connected to the residential part of the building, while the other serves the commercial unit located on the upper level. Each section has its own staircase, and the residential section also includes an elevator, providing access to the upper residential floors. This level also includes a corridor and three storage rooms, while the commercial basement area contains a corridor, changing room with toilet, and two storage spaces.
At elevation ±0.00, the layout includes an entrance vestibule, garage, staircase, and elevator providing access to the upper residential floors. The other part of the floor has a commercial function and includes a changing room, toilet, storage room, retail area, and a separate staircase connecting the basement to this floor.
At elevation +3.50, the layout includes a corridor, bathroom with toilet, kitchen with living and dining area, three bedrooms, one of which has an en-suite bathroom, two terraces, staircase, and elevator.
At elevation +6.35, the floor plan repeats the same layout as the level below, including a corridor, bathroom with toilet, kitchen with living and dining area, three bedrooms, one with an en-suite bathroom, two terraces, staircase, and elevator.
At elevation +9.20, the layout is similar to the previous two floors and includes a corridor, bathroom with toilet, kitchen with living and dining area, two bedrooms, one with an en-suite bathroom, two terraces, staircase, and elevator.
At elevation +12.05, the top level includes a corridor, bathroom with toilet, laundry room, two bedrooms, study, and terrace.
The load-bearing structure is monolithic reinforced concrete. The enclosing walls are made of 25 cm Wienerberger brick masonry with external thermal insulation. Additional treatment of thermal bridges is provided through externally mounted insulation applied to the reinforced concrete structure and façade walls. The internal partition walls are also made of Wienerberger brick masonry, with thicknesses of 12 cm and 25 cm.
The roof is designed as a flat reinforced concrete slab with thermal and waterproof insulation and internal drainage.
Heating is provided through an air-conditioning installation developed under a separate HVAC project.
The façades are thermally insulated and finished with a combination of several materials and colors. Brown BAUMIT plaster 0361 and gray BAUMIT plaster 0864 (HBW 33) are combined with white Aresbond composite façade cladding. Aluminum sunshades with louver elements are used on part of the windows. The terrace railings are made of tempered glass.
The windows and doors are designed with ETEM E75 aluminum profiles in RAL 7011 gray, with triple glazing using white float low-emissivity K-glass.
The project includes a detailed structural design, as well as designs for Electrical, Water Supply and Sewerage, Energy Efficiency, OCS, Geodesy, Vertical Planning, and Fire Safety.
