Single-Family House, Gorni Voden District

The subject of this development is a single-family residential building located in the Gorni Voden neighborhood, Asenovgrad. The building is designed to be detached and freely positioned on the plot, in accordance with the issued design visa. Both vehicular and pedestrian access are from the west, via the adjacent street. A garage for two cars is planned.

The house consists of two above-ground floors and has no basement.

At elevation ±0.00, the following spaces are provided: a garage, corridor, entrance hall, toilet, living room with dining area and kitchen, vestibule, a bedroom with an en-suite bathroom and toilet, a veranda, and a staircase providing access to the upper floors.

At elevation +3.15, the design includes: a corridor-mezzanine, vestibule, bathroom with toilet, laundry room (storage), two terraces, and three bedrooms, one of which features a walk-in closet and en-suite bathroom with toilet.

At elevation +6.30, the following are provided: a staircase, corridor, and storage room.

The structural system of the building is monolithic reinforced concrete. The external walls are made of 25 cm thick Wienerberger brick masonry with the necessary external thermal insulation. Thermal bridges are planned to be insulated using insulation material applied externally on the reinforced concrete frame and the enclosing walls. Interior partition walls are made of Wienerberger bricks with thicknesses of 12 cm and 25 cm.

The roof structure consists of a reinforced concrete slab (flat roof), thermally and hydro-insulated, with internal drainage.

The facades are thermally insulated and finished with a combination of materials and colors. The plaster is white (BAUMIT, 0019 - HBW 89) and gray (BAUMIT, 0864 - HBW 33), combined with partial cladding of large-format granite tiles from the KUTAHYA catalog – 55013258R. One of the facades includes partial glazing with a curtain wall system. The terrace railing is made of tempered glass.
