Residential Complex in the Village of Muldava

The project concerns a residential complex consisting of seven houses located in the village of Muldava, Asenovgrad Municipality.

The buildings are freestanding on the plot, according to the approved planning visa. The houses share identical floor plans, area, façades, and sections. They are categorized into two types – Type "A" and Type "B" – mirrored versions of each other, which is the only difference.

Vehicular and pedestrian access for Type "A" houses is from the east side, while for Type "B" houses it is from the west side, facing the street. Each residential unit is allocated one parking space within the property boundaries.

The buildings have two above-ground floors and no basement.

On elevation ±0.00, the following spaces are planned: corridor, storage room, bathroom with WC, living room with kitchen and dining area, veranda, and staircase providing access to the upper floor.

On elevation +3.00, the layout includes: corridor, utility/laundry room, bathroom with WC, three bedrooms, one of which features an en-suite bathroom and a terrace.

The structural system is monolithic reinforced concrete. The external walls are made of Wienerberger brick masonry (25 cm thick), with external thermal insulation. Thermal bridges are insulated externally using thermal insulation materials applied on both the concrete structure and brick walls. Interior partition walls are also made of Wienerberger bricks, 12 cm and 25 cm thick.

The roof is a multi-pitched structure with thermal and waterproof insulation, covered with Tondach roof tiles in gray. Rainwater drainage is provided via visible seamless gutters with polyester coating (gray), and external downpipes attached to the façade.

Heating is provided by individual household appliances.

The façades are insulated and finished with a combination of materials and colors. The plaster is white (BAUMIT 0019 – HBW 89) and gray (BAUMIT 0864 – HBW 33), and parts of the walls are treated with decorative plaster by "Terazit" imitating wood. The balcony railings are openwork metal.

The window frames are made of aluminum, ETEM E75 profile, in brown color, with triple-glazed low-emissivity float glass units.
