The subject of this project is a mixed-use building that includes commercial units, an administrative area, and residential accommodation for staff.
The building is designed as a free-standing structure on the plot. Vehicular and pedestrian access is from the northwest, directly from the street. Seven parking spaces are planned within the property boundaries, one of which (closest to the entrance) is designated for people with disabilities. The building consists of three above-ground floors.
At elevation ±0.00, the following are planned: shop 1 and shop 2 for industrial goods, entrance foyer, common room, changing room, men's restroom, women's restroom, and a staircase providing access to the upper floors.
At elevation +4.25, the layout includes: a corridor, storage room, two offices (one of which includes an archive), a meeting room with kitchenette, terrace, corridor, foyer, men's and women's restrooms, and Staff Apartment 1. The apartment consists of a corridor, laundry room, toilet, bathroom with toilet, living room with kitchen and dining area, two bedrooms, a terrace, a storage room, and a staircase providing access to the next level.
At elevation +7.70, the layout is similar to the floor below and includes: a corridor, two offices (3 and 4), a meeting room with kitchenette, terrace, toilet, shared kitchen, and Staff Apartment 2. This apartment consists of a corridor, bathroom with toilet, living room with kitchen and dining area, two bedrooms, terrace, and a staircase providing access to the upper level.
At elevation +11.15, a staircase is provided.
From a structural perspective, the building features a reinforced concrete load-bearing system, comprising reinforced concrete slabs, beams, columns, and shear walls. The exterior walls (25 cm) and interior walls (12 cm) are made of ceramic bricks by Wienerberger. Thermal insulation is provided using 10 cm EPS on external walls and 10 cm XPS on the plinth walls. The roof structure consists of a reinforced concrete slab (flat roof, thermally and hydro-insulated) with internal drainage.
The façades are thermally insulated and treated in three colors – partially clad with composite panels from the Aresbond catalog: white (ARS-1001), wood-effect (ARW-3801), and gray plaster (BAUMIT 0885, HBW 31). The terrace railings are made of tempered glass.
