The project concerns a residential building with an underground garage, located in Asenovgrad. The building is attached to an existing structure in accordance with the approved Detailed Development Plan (DDP) and the issued design permit for a residential building and underground garage as complementary construction, respecting the regulatory setbacks from side property lines and the rear boundary of the plot.
Vehicle access to the garages is from the south, facing the street, while the entrance to the residential area is from the north, via the inner courtyard. The design includes 6 garages in the basement level for parking 7 cars, along with one outdoor parking space.
The building consists of 4 above-ground residential floors served by a two-flight monolithic staircase, naturally lit from the façade, and a basement level which has no direct connection to the residential area.
At elevation -3.80, the underground level includes 7 garages (for 8 cars) and 8 storage rooms serving 8 apartments. Part of the underground garage is defined as complementary construction, in line with the design permit. The garages are distributed across multiple levels:
At elevation -3.30: Garage No. 1 (built-up area 24.42 sq.m)
At elevation -3.15: Garage No. 2 (built-up area 18.70 sq.m)

There is no direct connection between the underground floor and the residential part of the building. A direct evacuation exit to the street is provided.
At elevation 0.00, the ground floor includes the entrance foyer, staircase to elevation +2.85, and two apartments – Apartment 1 and Apartment 2.
At elevation +2.85, two more apartments are located – Apartment 3 and Apartment 4.
At elevation +5.70, another two apartments are located – Apartment 5 and Apartment 6.
The load-bearing structure of the building is monolithic reinforced concrete. The exterior walls are made of 25 cm thick brick masonry with external thermal insulation. Thermal bridges are insulated externally with insulating materials applied to both the reinforced concrete structure and the masonry walls. The interior partition walls are brick masonry, 12 cm and 25 cm thick.
The roof is a four-pitched type, covered with “Tondach Twist Anthracite” tiles and waterproofed. Drainage is managed through exposed PVC cornice-type gutters and external PVC downpipes mounted on the façade.
The façades are thermally insulated and finished with two types of plaster, partially clad with ETALBOND panels. The window frames are PVC, 6-chamber profile, laminated on one side, in RAL 7016 color, with double-glazed low-emissivity float glass (Ka-glass).
