This is a project for a three-storey residential building with a garage in Asenovgrad.
The building is detached within the plot. The existing secondary building—a garage—is retained. The pedestrian entrance is from the northwest. A total of four parking spaces are planned within the property: one in the existing garage, one in the newly designed garage within the residential building, and two open parking spaces.
The building consists of three above-ground residential floors, a fourth attic floor with storage spaces, and a basement. All levels are served by a double-flight monolithic staircase illuminated from the façade.
At elevation -2.88, the basement includes a boiler room, three storage rooms, and a corridor. Each storage has ventilation. The basement is separated from the residential part by a fire-resistant door (E90).
At street level from the northwest are the entrance to the building and the new garage. At garage level (elevation -0.64), there is also a vestibule and WC with separate access from the inner courtyard. The building also has a rear exit (southeast) from a corridor opposite the staircase.
At elevation 0.00 is apartment №1 (GFA: 108.10 sq.m), which includes an entry hall/corridor, bathroom, laundry room, study, two bedrooms (one with a walk-in closet), and a living room with kitchenette and access to a veranda leading to the courtyard. The apartment’s storage is located in the basement (storage 1).
At elevation +2.88 is apartment №2 (GFA: 150.25 sq.m), which includes a hall, corridor, two bathrooms, three bedrooms (one with a walk-in closet), and two terraces. Its storage is in the basement (storage 2). A separate study is also located on this level.
At elevation +5.76 is apartment №3 (GFA: 150.25 sq.m) with the same layout as apartment №2, including storage in the basement (storage 3), and a study.
Elevation +8.64 is an attic space with storage rooms.
The façades are thermally insulated and treated with light plaster (travertine-style in light ochre), partially clad with natural granite stone tiles (gray to dark gray tones), and partially finished with composite cladding of the “Etalbond” type in dark golden oak color.
The window frames are aluminum (6-chamber profile, single-side foil, color RAL 7016) with double glazing (white float low-emission K-glass). Skylight lighting is provided for the attic storage via Velux detail.
