According to the Design Visa, the building is planned as a detached structure. Vehicular and pedestrian access is provided from the north, from the adjoining street. A garage for two vehicles with direct access to the house is planned.

The building consists of three floors. Due to the existing difference in terrain levels, the first floor is partially embedded into the ground.

Elevation -3.15

Elevation -3.15 is designed on two levels, with the difference in height overcome by six steps. The level includes a corridor, three storage rooms, a garage for two vehicles, an entrance vestibule, a bathroom with toilet, and a staircase providing access to the upper floor.

At elevation ±0.00, the following spaces are planned: a corridor, pantry, bathroom with toilet, bedroom with a private bathroom and toilet and a walk-in wardrobe, living room with kitchen and dining area, entrance vestibule, toilet, veranda, terrace, and a staircase providing access to the upper floor.

Elevation +3.15

At elevation +3.15, the following spaces are planned: a corridor, laundry room, and three bedrooms, each with its own private bathroom and toilet, walk-in wardrobe, and terrace.

Structure and Materials

The load-bearing structure of the building is monolithic reinforced concrete. The external walls are constructed from 25 cm thick Wienerberger brick masonry with the required effective external thermal insulation. Thermal bridges are insulated with thermal insulation material installed externally over the reinforced concrete structure and the enclosing walls. The internal partition walls are constructed from 12 cm and 25 cm thick Wienerberger brick masonry.

The roof structure is designed as a reinforced concrete slab forming a flat roof with thermal insulation, waterproofing, and internal rainwater drainage.

Heating and ventilation are designed under a separate HVAC project.

Façades and Windows

The façades are thermally insulated and finished with a combination of materials and colors. White BAUMIT plaster, reference 0019 with HBW 89, is combined with Aresbond composite façade cladding in wood-effect and gray finishes. The terrace railings are made of tempered glass.

The windows are ETEM E75 aluminum systems in RAL 7011 gray, fitted with triple glazing consisting of white float low-emissivity K-glass.

The project includes a detailed structural design, together with Electrical, Plumbing and Sewerage, Energy Efficiency, Geodesy, Site Grading, and Fire Safety projects.
