The building is designed as a detached structure within the property. Vehicular and pedestrian access is provided from the south, adjacent to the street. A garage for seven vehicles is planned at elevation -3.15 and is accessed by means of a ramp.

The building consists of three above-ground floors and one underground level at elevation -3.15.

Elevation -3.15

At elevation -3.15, the following spaces are located: a garage for seven vehicles, workshop, technical room, boiler room, toilet, corridor, equipment storage room, food storage room, storage space beneath the staircase, study, bathroom with toilet, corridor, hobby room, an adjoining storage room, elevator and a single-flight staircase providing access to the upper floors.

Elevation ±0.00

At elevation ±0.00, the following spaces are planned: dining room, kitchen, veranda, living room, corridor, entrance hall, toilet, two guest bedrooms with private bathrooms and toilets, two single-flight staircases, with a food storage room located beneath one of them, and an elevator providing access to the upper floors.

Elevation +4.20

At elevation +4.20, the following spaces are planned: four bedrooms with private bathrooms and toilets and walk-in wardrobes, corridors and vestibules leading to a large shared terrace, an additional terrace located on the opposite side, two single-flight staircases and an elevator providing access to the upper floor.

Elevation +7.35

At elevation +7.35, the final floor of the house is planned. It includes a winter garden, vestibule, toilet and kitchenette. Only one of the single-flight staircases reaches this level.

Structure and Materials

The load-bearing structure of the building is monolithic reinforced concrete. The external walls are constructed from 25 cm thick Wienerberger brick masonry with the required high-performance thermal insulation installed externally. Thermal bridges are insulated with thermal insulation material installed externally over the reinforced concrete structure and the external walls. The internal partition walls are constructed from 12 cm and 25 cm thick Wienerberger brick masonry.

The roof structure is designed as a reinforced concrete slab forming a flat roof with thermal insulation, waterproofing and internal rainwater drainage.

Heating is provided by an air-conditioning system designed under a separate HVAC project.

Façades and Windows

The façades are thermally insulated and finished with several materials and colors. The white BAUMIT plaster, reference 0019 with HBW 89, is combined with a blue Greenlam ventilated façade system using HPL 9281 panels.

The terrace railings are designed as openwork elements made of perforated sheet metal. The same material is used to clad part of one façade around the elevator. Aluminum sun-shading fins are installed in front of some of the windows on the shorter façades.

The windows are ETEM E75 aluminum systems in RAL 7011 gray, fitted with triple glazing consisting of white float low-emissivity K-glass.

The project includes a detailed structural design, together with Electrical, Plumbing and Sewerage, Energy Efficiency, HVAC, Geodesy, Site Grading and Fire Safety projects.
