According to the Detailed Development Plan, the building is designed as a detached multifunctional development. Vehicular and pedestrian access is provided from the south and east, from the adjoining streets. The entrances to the sports halls and the accommodation section are separated. An underground parking facility for twelve vehicles is planned at basement level, together with four additional parking spaces within the property, in accordance with Ordinance No. RD-02-20-2 of 20 December 2017 concerning the planning and design of transport and communication systems in urbanized areas.

The building consists of four above-ground floors and a basement.

At elevation -3.55, an underground garage for twelve vehicles is planned, four of which are located in separate enclosed garages. A SPA center is also situated on this level and includes two storage rooms, a technical room, a staff room, toilets and changing rooms for men, women and people with disabilities, an infrared sauna, a service corridor, a steam bath, a herbal sauna, a Finnish sauna, a salt room, an information desk, a corridor, a staircase and an elevator providing access to the upper floors. The SPA center is intended exclusively for visitors to the sports halls.

At elevation ±0.00, two separate entrances are provided for the sports halls and the accommodation section, each with independent corridors, sanitary facilities and storage rooms. The southern entrance serves three sports halls intended for dance and gymnastics activities. This section also includes a corridor, storage room, protein bar and entrance vestibule. The eastern entrance serves the accommodation section and includes a lobby, staff room, toilets, staircase and elevator providing access to the upper floors.

At elevation +3.15, the first of the two accommodation floors is planned. It consists of a corridor, housekeeping room, eleven guest rooms, each with a private bathroom and toilet and its own terrace, as well as a staircase and elevator providing access to the upper floors.

At elevation +6.65, the second accommodation floor repeats the layout of the floor below and includes a corridor, housekeeping room, eleven guest rooms, each with a private bathroom and toilet and a terrace, together with a staircase and elevator providing access to the upper floor.

At elevation +9.80, the final floor includes a corridor, a vestibule with toilets and a utility room.

The load-bearing structure of the building is monolithic reinforced concrete. The external walls are constructed from 25 cm thick Wienerberger brick masonry with effective external thermal insulation. Thermal bridges are insulated with thermal insulation material installed externally over the reinforced concrete structure and enclosing walls. The internal partition walls are constructed from 12 cm and 25 cm thick Wienerberger brick masonry.

The roof structure is designed as a reinforced concrete slab with a flat roof, complete thermal and waterproof insulation and internal rainwater drainage.

Heating is provided by underfloor heating in the SPA center at basement level and by an air-conditioning system on the upper floors, according to a separate HVAC design.

The façades are thermally insulated and treated with a combination of materials and colors. White BAUMIT plaster, reference 0019 with HBW 89, and gray BAUMIT plaster, reference 0864 with HBW 33, are combined with a yellow Etalbond composite façade system and decorative aluminum fins. The terrace railings are made of tempered glass.

The windows and glazed façade elements are designed with ETEM E75 aluminum systems in RAL 7011 gray, fitted with triple glazing consisting of white float low-emissivity K-glass.

The development includes a detailed structural design, together with Electrical, Plumbing and Sewerage, Energy Efficiency, HVAC, Technology, Geodesy, Site Grading and Fire Safety projects.
