The project comprises an industrial warehouse with an administrative office section.

The building is designed as a detached structure in accordance with the approved Design Visa. Vehicular and pedestrian access is provided from the southeast, where the entrance to the property is located. Parking is provided for ten passenger vehicles serving the warehouse and office staff. One accessible parking space is positioned adjacent to the administrative entrance. Dedicated access is also provided for heavy goods vehicles performing loading and unloading operations.

The warehouse section is designed on one level, while the administrative section has two storeys. The building has no basement. The design follows an axial symmetry, with the listed spaces mirrored on both sides of the building.

At elevation ±0.00, the warehouse and the first floor of the administrative section are located. The administrative area includes a corridor, office, men's toilet, women's toilet, changing room with shower, and a staircase providing access to the upper floor.

At elevation +3.25, the second administrative floor contains an office, corridor, men's toilet, women's toilet, and kitchenette.

The building has a steel structural system.

The external walls are constructed using 6 cm insulated sandwich panels, while the internal partition walls are made of gypsum board. The roof is pitched and finished with insulated roof sandwich panels.

The façades are finished with gray sandwich panels (RAL 5015), combined with white Aresbond composite façade panels (Color 1001) and a curtain wall façade at the entrance to the administrative section.

The windows are PVC systems with six-chamber profiles, manufactured in a selected color, fitted with double low-emissivity glazing (white float Low-E K-glass).

According to the investor's implementation strategy, the project will be constructed in two phases. The building is designed with axial symmetry, with both halves having identical floor plans and façade treatment.

Phase One includes the northeastern section (Warehouse 1) with:

Gross Floor Area (GFA): 1,063.95 sq.m

Phase Two includes the southwestern section (Warehouse 2) with:
