Project for a Three-Storey Residential Building with Garage in Asenovgrad

The building is designed as a detached residential structure within the property in accordance with the approved Design Visa. Vehicular and pedestrian access are provided from the southeast, adjacent to the street. Two outdoor parking spaces and one garage are planned within the property.

The building consists of three above-ground floors and has no basement.

At elevation ±0.00, the layout includes an entrance vestibule, garage, corridor, three storage rooms, bathroom with toilet, living room with kitchenette, one bedroom, and a staircase providing access to the upper floors.

At elevation +2.90, there are a corridor, living room with dining area and kitchenette, bathroom with toilet, three bedrooms, two terraces, and a staircase leading to the upper floor.

At elevation +5.80, the floor plan repeats the layout of the floor below, including a corridor, living room with dining area and kitchenette, bathroom with toilet, three bedrooms, and two terraces.

The load-bearing structure of the building is monolithic reinforced concrete. The external walls are constructed from 25 cm Wienerberger brick masonry with high-performance external thermal insulation. Thermal bridges are insulated externally. Internal partition walls are built from 12 cm and 25 cm Wienerberger brick masonry.

The roof is designed as a multi-pitched roof, thermally and waterproof insulated, finished with gray Tondach roof tiles. Rainwater drainage is provided through visible seamless polyester-coated gutters in gray color and external downpipes.

Heating is provided by an air-conditioning system, designed under a separate HVAC project.

The façades are thermally insulated and finished with a combination of materials and colors. White BAUMIT plaster (HBW 89, 0019) and gray BAUMIT plaster (HBW 33, 0864) are combined with partial gray basalt stone cladding. The terrace railings are designed as decorative open metal railings.

The windows are ETEM E75 aluminum systems in RAL 7011 (gray) with triple low-emissivity glazing (white float low-E K-glass).

The project includes complete Structural, Electrical, Plumbing, HVAC, Energy Efficiency, Geodesy, Site Planning, and Fire Safety documentation.
