Four-Story Residential Building with Garage in Asenovgrad

The subject of this development is a residential building in Asenovgrad. It is positioned adjacent to two existing party walls, according to the planning visa. Vehicle and pedestrian access is from the southeast, via the street. A garage for three cars is provided. The building has no basement.

At elevation ±0.00, the layout includes: entrance foyer, garage for three cars, toilet, boiler room, and a staircase providing access to the upper floors and the yard.

At elevation +2.80, the layout includes: entrance foyer, corridor, storage room, bathroom with toilet, two terraces, two bedrooms, and an open-plan living room, kitchen, and dining room with two terraces and staircase.

At elevation +5.60, the layout repeats the floor plan from the previous level.

At elevation +8.40, the layout includes: entrance foyer, corridor, storage, bathroom with toilet, terrace, one bedroom, and an open-plan living room with kitchen and dining area and terrace.

The structural system is monolithic reinforced concrete. The roof is multi-pitched with a timber structure.

The exterior walls are made of 25 cm thick Wienerberger bricks with external thermal insulation. Thermal bridges are insulated on both concrete and masonry elements. Interior partition walls are 12 and 25 cm thick Wienerberger bricks.

The roof is insulated and waterproofed, covered with brown ceramic tiles (Tondach). Drainage is via visible seamless gutters with polyester coating (brown), and external downpipes.

Heating is provided by air-to-water heat pump and convectors, detailed in the HVAC project.

The façades are insulated and finished with a combination of materials and colors. White plaster (BAUMIT 0019 – HBW 89) and beige plaster (BAUMIT 0376 – HBW 49) are combined with wood-colored composite panels (Aresbond – ARW 3801 WALNUT) as accents. Some walls are cladded with natural travertine stone (brown). The terrace railings are made of tempered glass.

The windows are aluminum (ETEM E75), in RAL 8016 (brown), with triple glazing (white float low-e Ka glass).
