Two-Story Single-Family House in Mominsko Village, Sadovo Municipality

The project concerns a two-story single-family house located in Mominsko village, Sadovo Municipality. The building is detached, positioned in the southwestern part of the property, according to the planning visa. Pedestrian and vehicle access is from the northwest, from the street. Parking is arranged outside the building—under a carport for one vehicle and an additional uncovered space. The terrain is flat.

The house has two above-ground floors and no basement. On the first floor, the living area is set at -0.80 m below the main entrance level for interior design reasons.
The entrance to the house is at elevation ±0.00.

At elevation ±0.00, the layout includes: entrance/corridor, staircase, study, fitness room, storage, bathroom, walk-in closet, laundry room, WC, a bedroom with access to a veranda, and an open-plan living room, kitchen, and dining area with direct access to the veranda.

At elevation +3.15, the layout includes: staircase, bathroom, laundry room, corridor, and three bedrooms—each with access to a terrace.

At this level, the structure sets back, forming flat roofs which are thermally and waterproof insulated. Drainage is handled via internal PVC downpipes.

The structural system is monolithic reinforced concrete.
The enclosing walls are 25 cm thick brick masonry with external thermal insulation. Thermal bridges are insulated externally on both concrete and masonry walls. Interior partitions are made of 12 cm thick bricks.

The roof is flat, insulated, and drained with internal PVC downpipes.

Heating is provided by domestic electric convector heaters.

The façades are thermally insulated and finished with white plaster (Baumit HBW 77 Life 0018), natural gray stone (gneiss), and composite façade cladding (Aresbond – ARS 1102 RAT GREY), insulated with 10 cm stone wool.

The window frames are ETEM E75 aluminum in RAL 7016 with triple glazing.
