Two-Story Single-Family House in Gorni Voden, Asenovgrad

The project concerns a two-story single-family house located in Gorni Voden district, Asenovgrad. The building is detached and positioned according to the planning visa. Vehicle and pedestrian access is from the northwest, from the street. Three parking spaces are provided within the property.

The building consists of two above-ground floors without a basement.
At elevation ±0.00, the layout includes: corridor, storage room, bathroom with toilet, kitchen with living and dining area, and a staircase connecting to the upper floor.
At elevation +3.15, the layout includes: corridor, laundry room, bathroom with toilet, two terraces, and three bedrooms—one with an en-suite bathroom and walk-in wardrobe.

The structural system is monolithic reinforced concrete. The roof is multi-pitched with a wooden structure.

The external walls are made of 25 cm Wienerberger bricks with efficient external thermal insulation. Thermal bridges are insulated externally on both the reinforced concrete and masonry walls. Internal partition walls are made of 12 cm and 25 cm Wienerberger bricks.

The roof is hydro- and thermally insulated and finished with Tondach tiles (grey). Drainage is managed by visible seamless gutters with a polyester coating (grey), with external downpipes.

Heating is provided by domestic electric convectors.

The façades are thermally insulated and finished with various materials and colors. The plaster is white (BAUMIT 0019 – HBW 89) and is combined with Aresbond-type composite façade cladding (ARS-1102, grey). The walls are partially clad in natural split stone. The terrace railings are made of tempered glass.

The window joinery is aluminum, ETEM E75, grey (RAL 7011), with triple glazing (low-emission float glass).
