Residential Building with Shops – Asenovgrad

The project involves the design of a residential building with commercial units in the town of Asenovgrad. The building is free-standing on the property. Vehicular and pedestrian access is provided from the northeast and northwest, directly from the street. Parking will be accommodated through three outdoor parking spaces within the property and eight indoor spaces in the basement, accessible via a vehicle ramp.

The building consists of four above-ground floors and a basement.

At elevation -2.90, accessed via a ramp, there are eight parking spaces, eight storage units (one per apartment), a technical room, an elevator, and a stairwell.

At elevation ±0.00, two commercial units are located.

At elevation +3.75, the layout includes an entrance foyer, two apartments, an elevator, and a stairwell.

At elevation +6.65, there is an entrance foyer, three apartments, an elevator, and a stairwell.

At elevation +9.55, the same layout as the previous floor is repeated – three apartments, an elevator, and a stairwell.

The building has a monolithic reinforced concrete structure. The roof is flat, thermally and hydro-insulated, with internal drainage.

The exterior walls are 25 cm Wienerberger brick masonry with effective external thermal insulation. Thermal bridges are insulated with external materials applied to the concrete structure and wall surfaces. Interior partition walls are made of Wienerberger bricks (12 cm and 25 cm thick).

Heating and ventilation are provided via HVAC systems.

The façades are thermally insulated and finished with several materials and colors. Plaster finishes include white (BAUMIT 0019 – HBW 89), gray (BAUMIT 0882 – HBW 11), and orange (BAUMIT 0451 – HBW 50). The terrace railings are made of tempered glass.

The windows are aluminum, ETEM E45, in RAL 7011 (gray), with triple-glazed low-emissivity float glass.
