Project of a Two-Storey Single-Family House with Garage for Two Cars, Veranda, and Terraces

This is a project for a two-storey single-family house with a garage for two vehicles. The house is detached on the property, designed in accordance with the regulatory building plan. The vehicle and pedestrian access are from the southeast, facing the street. The main entrance is also on the southeast. Parking is planned for two cars in the garage and one additional spot in the yard.

The residential building consists of a ground floor (elevation 0.00) and a second floor (elevation +3.00).
At elevation 0.00, the layout includes a garage, boiler room, bathroom, WC, office, entry hall/corridor, living room, dining area, kitchen, and a covered veranda. Access to the second floor is via a double-flight monolithic staircase.

The second floor contains four bedrooms, two bathrooms, a walk-in closet, and two terraces.

The load-bearing structure of the house is monolithic reinforced concrete. The walls are constructed with hollow ceramic bricks. Internal partition walls are made of 12 cm and 25 cm thick bricks. The roof is a four-pitched wooden structure with a 35% slope, hydro-insulated and covered with “Bramac” Atica tiles. Drainage is handled with PVC gutters. Heating is provided by a pellet boiler and air conditioning units.

The façades are thermally insulated and finished with silicate plaster in HBW 12 (Baumit Life 0371) and HBW 44 (Baumit Life 0185), partially clad with travertine stone. The windows are PVC (6-chamber profile, single-side foiled, white color) with double glazing (white float low-emission K-glass).
