Two-storey Two-family House with Garage and Tiered Yard in Kuklen

The project involves a two-family residential building in the town of Kuklen. The house is free-standing on the plot. Vehicle and pedestrian access is provided from the southeast, via the street. Due to the sloping terrain, the yard is designed to be terraced on two levels.

The building is two-storey without a basement and is designed for two families. Each unit has a separate entrance and an independent staircase.

At elevation ±0.00, the layout includes a garage for two cars, a veranda leading into the house, a toilet, corridor, storage room, boiler room, laundry room, and a monolithic staircase. The second unit is symmetrical and mirrored; however, due to the slope, its base slab is 0.35 m lower than elevation ±0.00.

At elevation +2.80, the floor plan includes a terrace, kitchen with living and dining area, corridor, bathroom with toilet, additional toilet, a bedroom with a terrace, another bedroom with terrace access, and a monolithic staircase. These rooms are mirrored in the second unit as well.

At elevation +5.60, there is a corridor, toilet, and attic space, mirrored on both sides.

The building has a reinforced concrete structure with a timber roof.
The exterior walls are 25 cm brick masonry with external thermal insulation. Thermal bridges are insulated with additional material mounted on the external side of the concrete structure and walls. Interior partitions are 12 cm and 25 cm brick.

The roof is a hipped roof, thermally and waterproof insulated, covered with Tondach Bolero ceramic tiles in anthracite color. Drainage is handled via visible seamless PVC gutters with black polyester coating and external downpipes.

Heating is provided by an air-to-water heat pump with radiators and convectors.

The façades are thermally insulated and finished with a combination of blue-gray plaster (Baumit HBW 10 Life 0861), white plaster (Baumit HBW 89 Life 0019), and gray gneiss stone cladding at the base. The windows are aluminum ETEM E75 profiles, RAL 7016, with triple glazing.

A detailed structural project is provided, along with engineering projects for the Electrical, Water and Sewerage, Energy Efficiency, HVAC, Geodesy, and Site Planning sections.
