Single-storey Residential Building with Hair Salon and Four Outdoor Parking Spaces

The building is detached within the plot, designed in accordance with the urban planning visa. Vehicle access and the entrance to the hair salon are from the southeast, facing the street. The residential entrances are positioned on the opposite sides—southwest and northeast. Four outdoor parking spaces are planned within the property boundaries.

The building consists of a single above-ground floor and has no basement.

At elevation ±0.00, the layout includes a mixed-use function – a residential part and a hair salon with separate entrances. The salon includes a room with four workstations for hairstylists, a waiting area, a room for cosmetics, a bathroom with toilet, a dressing room, and a storage room with backyard access.

The residential area comprises a corridor, bathroom with toilet, two bedrooms, and a living room with kitchen and dining area. The residential units are mirrored in layout and equal in size.

The structural system of the building is monolithic reinforced concrete, and the roof is constructed with a timber structure. The exterior walls are made of 25 cm thick Wienerberger brick masonry with external thermal insulation. Interior partition walls are 12 cm and 25 cm thick, also made of Wienerberger bricks.

The roof is multi-pitched, thermally and waterproof insulated, and covered with Tondach ceramic tiles in gray. Drainage is provided by visible seamless PVC gutters with polyester coating in RAL 9023 (dark gray), using external downpipes.

Heating is provided by air conditioning units.

The façades are thermally insulated and treated with several types of materials and colors. The plaster is white (BAUMIT, 0019 - HBW 89). The façades are partially clad with natural brown gneiss stone (type “kokal”) and combined with decorative composite cladding panels of type “Aresbond” in wood color (ARW – 3801 WALNUT).

The window joinery is ETEM E75 aluminum profile, in RAL 7011 (gray), with double low-emission float glass units.
