The project envisions the construction of a mixed-use building, with an auto service center occupying the ground floor and two upper levels designed for residential use. The building is detached within the plot, has three storeys, and no basement. The main entrance to the property and the residential area is from the northeast, while access is also available from the north and through neighboring properties. The entrances to the auto service bays are positioned opposite each other—northeast and southwest.
Parking is arranged with 20 parking spaces within the property boundaries, intended for both clients and workers of the auto service, as well as the residents. Two garages are provided for the residential section.
At elevation ±0.00, the auto service comprises ten separate bays, grouped two by two based on service type (upholstery, front axle repair, rear axle repair, diagnostics, wheel alignment, auto glass, car tuning). Each bay includes a private toilet with a changing room. The residential section has a separate entrance from the northwest, including two garages with storage rooms and direct access to the corridor and staircases leading to the upper floors. The clear ceiling height on this level is 4.67 m.
At elevation +4.90, there are two apartments identical in layout and size. This floor has a clear height of 2.92 m. Each unit includes: an entrance hall with built-in wardrobe, three bedrooms (one with an en-suite bathroom and walk-in closet), one common bathroom with WC, a separate WC, laundry room, kitchen with living and dining area, and two terraces—one connected to the living area and the other to a bedroom. Some terraces are designed as green roofs. Apartment two mirrors apartment one. Separate staircases lead to the third floor.
At elevation +8.05, apartments three and four are also identical in layout and area. Each unit features a corridor, storage room, bathroom with toilet, utility room with toilet, kitchen with living and dining area, and four terraces—some of which are designed as green roofs.
The building has a reinforced concrete structural system consisting of slabs, beams, columns, and shear walls. The external and internal walls are made of Wienerberger ceramic bricks (25 cm and 12 cm thick). EPS 10 cm thermal insulation is applied externally, and XPS 10 cm insulation is used for the plinth walls. The roof is a flat reinforced concrete slab with thermal and waterproofing and internal drainage.
The façades are insulated and treated in three colors: composite cladding from Aresbond in white (ARS-1001), gray (ARS-1102), and wood (ARW-3801), along with gray plaster (BAUMIT 0885, HBW 31).
The windows are aluminum frames ETEM E75, RAL 9022 (light gray), with triple low-emission float glass units.
Heating and ventilation are provided by inverter-type air conditioning units.
