The project envisions a two-storey single-family house, positioned as a detached structure within the property, in accordance with the issued design visa. Vehicle and pedestrian access is provided from the southwest, via the adjacent street. A double garage is planned (partially classified as additional construction), with direct internal access to both the house and the storage room.
On elevation ±0.00, the ground floor includes: a bedroom with a private bathroom, corridor, guest toilet, laundry room, pantry, garage, storage room (with direct access from both the yard and the garage), an open-plan living room with dining area and kitchen, a veranda, a terrace, and a staircase connecting to the upper level.
On elevation +3.25, the upper floor features: a corridor, three bedrooms—each with a private bathroom and walk-in closet, two terraces, and a dedicated home library.
The load-bearing structure of the building is monolithic reinforced concrete. The exterior walls are built from 25 cm thick Wienerberger brick masonry with effective external thermal insulation. The internal partition walls are also Wienerberger brick, with thicknesses of 12 cm and 25 cm.
Heating is provided by a fireplace and electric household appliances (such as convectors).
The façades are insulated and treated primarily with beige clinker cladding (RAL 1013 – pearl white), combined with two types of plaster: white (BAUMIT 0019 - HBW 89) and brown (BAUMIT 0412 - HBW 13). Selected architectural elements like the base and exterior columns are clad in Vratsa limestone (gray). The terrace railings are made of wrought iron, contributing to the distinctive architectural character and visual cohesion of the house.
The window joinery is aluminum, ETEM E75, in RAL 8016 – mahogany brown, with double low-emission float glass units.
