The project involves a two-storey two-family residential house located in the village of Muldava, Asenovgrad Municipality, Plovdiv Region. The building is free-standing in the northeastern part of the plot, in accordance with the issued design visa. Vehicular and pedestrian access is provided from two points – the main street to the northeast and a cul-de-sac to the east. The terrain is nearly flat with a slight slope; no terracing is required.

The house is designed for two families, with two separate entrances and independent staircases.

At elevation ±0.00: entrance hall, one bedroom with en-suite bathroom, additional WC, boiler room, staircase, kitchen and living/dining area, with access to a covered veranda from both the kitchen and the living room. The same layout is mirrored for the second family unit.

At elevation +2.80: corridor, staircase, laundry room, shared bathroom, two bedrooms with private terraces, and a third bedroom with walk-in closet, en-suite bathroom, and a private terrace. This level is also mirrored on both sides.

At elevation +5.60: staircase, corridor, storage room, and attic space with a raised wall (1.35 m). The same applies symmetrically to the other side.

The structural system is monolithic reinforced concrete, and the pitched hip roof is made of wooden structure, shared by both homes.
Exterior walls are 25 cm brick with full external thermal insulation. Thermal bridges are insulated from the outside. Internal partitions are 12 cm and 25 cm brick.

The roof is insulated and covered with anthracite-colored Tondach “Twist” ceramic tiles.
Drainage is provided by visible seamless PVC gutters with polyester coating in anthracite, using external downpipes.

Heating is provided by a heat pump system, underfloor heating, and convectors (as detailed in the HVAC plan).

The facade is finished with white plaster (Baumit HBW 89 Life 0019), partial cladding with gray natural stone (“bone” style), and Aresbond ARW-3807 ROYAL TEAK composite panels. The plinth is also clad with natural gray stone.

Window joinery is aluminum ETEM E75, RAL 7016, with triple-pane low-emission glazing.
