Two-storey Single-family House with Veranda, Gneiss and Composite Facade in Zlatovrah, Asenovgrad

The project involves a single-family residential house located in the village of Zlatovrah, Asenovgrad Municipality, Plovdiv Region. The building is free-standing in the northern part of the property, according to the issued design visa. Pedestrian and vehicular access is provided from the south, from the street, with parking arranged in the yard.

The house consists of two above-ground floors with no basement.
Entry to the building is at elevation ±0.00.

At level ±0.00: entrance hall, corridor, WC, storage room, kitchen with dining area, living room, internal staircase, and veranda (accessible from the entrance hall).

At level +3.15: corridor with sitting area, master bedroom with en-suite bathroom and terrace, shared bathroom, and two additional bedrooms with a common terrace.

The structural system is monolithic reinforced concrete.
Exterior walls are made of 25 cm brick with external thermal insulation. Thermal bridges are insulated externally. Internal partitions are 12 cm and 25 cm brick.

The roof is a gable type, thermally and waterproof insulated, and covered with red ceramic tiles (Tondach Mediterran).
Drainage is provided by visible seamless PVC gutters with polyester coating in RAL 7016, using external downpipes.

Heating is provided by electric convectors.

The facade is thermally insulated and finished with white plaster (Baumit HBW 77 Life 0018), partially clad with natural gray gneiss stone ("bone" style), and Aresbond composite panels – ARW-9807 Royal Teak and ARS-1001 Milk White. Stone wool insulation (10 cm) is used.
The building plinth is also lined with natural gray gneiss stone.

Windows are aluminum ETEM E75, RAL 7016, with triple low-emission glazing.
