The building is a free-standing single-family residential house, positioned on the plot in accordance with the issued design visa. Pedestrian and vehicular access is from the south, from the street. Two parking spaces are provided within the property.

The house has three above-ground floors and no basement.

At level ±0.00: corridor, bathroom with WC, living room with kitchen and dining area, three bedrooms, storage room, two verandas, and a staircase providing access to the upper floors.

At level +2.80: the layout mirrors the floor below — corridor, bathroom with WC, living room with kitchen and dining area, three bedrooms, storage room, three terraces, and staircase.

At level +5.90/+6.00: boiler room, veranda, and a green roof area.

The load-bearing structure is monolithic reinforced concrete.
The roof is flat, made of reinforced concrete slab, thermally and waterproof insulated, with internal drainage.

Exterior walls are built of 25 cm Wienerberger bricks with full external thermal insulation. Thermal bridges are treated externally. Interior partitions are also Wienerberger bricks — 12 cm and 25 cm thick.

Heating is provided by a heat pump system, underfloor heating, and fan convectors.

The facade is treated with gray plaster (BAUMIT 0882 – HBW 11), composite Aresbond cladding in white (ARS-1001), and ventilated ceramic panels in brown color.
The terrace railings are solid and made of tempered glass.
Windows are aluminum, ETEM E75, RAL 7011 gray, with triple-pane low-emission glazing.
