Two-storey Single-family House with Split-level Living Room, Double Garage and Stone & Composite Facade

The building is a free-standing, two-storey residential house positioned according to the approved design visa. Vehicular and pedestrian access is provided from the southwest, from the street. A double garage is planned on-site.

Due to the natural terrain slope, the ground floor is split into two levels, with the living room and veranda located on the lower level.

At level ±0.00: corridor, bathroom with toilet, two storage rooms, pantry, two bedrooms, living room with dining and kitchen area (with direct access to the veranda), laundry room, additional toilet, double garage, and staircase leading to the upper floor.

At level +2.85: corridor, bathroom with toilet, three bedrooms (one of which is a master bedroom with en-suite bathroom and walk-in closet), four terraces, and another living/dining/kitchen area.

The structural system is monolithic reinforced concrete.
The roof is a pitched multi-slope structure, made of timber, thermally and waterproof insulated, and covered with brown Tondach tiles. Drainage is provided by visible seamless gutters with polyester coating in RAL 7011 gray, using external downpipes.

Exterior walls are 25 cm Wienerberger brick with external thermal insulation. Thermal bridges are treated externally. Internal partitions are 12 and 25 cm brick.

Heating is provided by a fireplace and electric convectors.

The façade is finished with white (Baumit 0019 – HBW 89) and beige plaster (Baumit 0376 – HBW 49), combined with brown gneiss stone cladding (“bone” type) and Aresbond ARW-3801 WALNUT composite cladding in wood texture.

Windows are aluminum ETEM E75, RAL 7011, with triple low-emission glazing.
