Two-Family House in Proslav District, Plovdiv

The project involves a two-family house located in the Proslav district of Plovdiv. The building is freestanding on the plot, according to the design permit. Vehicle and pedestrian access are from the south, from the street. Two open parking spaces are provided on the property – one for each dwelling.

The building consists of two above-ground floors and has no basement. It comprises two residences, each on two levels (at elevation 0.00 and +2.90), with its own internal staircase.

Dwelling No.1 (Built-up area: 188.15 sq.m) is on two levels (elevation 0.00 and +2.90).
At elevation 0.00, the following are designed: entrance hall, corridor, bathroom, storage, bedroom, living room with kitchenette with access to a partially covered veranda, and a single-flight staircase to elevation +2.90.
At elevation +2.90: a bedroom with a walk-in closet, bathroom and terrace, two more bedrooms, laundry room, bathroom, and corridor.

Dwelling No.2 (Built-up area: 188.15 sq.m) is also on two levels (elevation 0.00 and +2.80).
At elevation 0.00, the same rooms as in dwelling 1 are designed.
At elevation +2.80: a similar layout is planned with three bedrooms, one with a walk-in closet, bathroom and terrace, plus laundry, bathroom, and corridor.

The load-bearing structure of the building is monolithic reinforced concrete.
The exterior walls are made of 25 cm thick brick masonry with external effective thermal insulation. Thermal bridges are insulated with insulating material mounted externally on the concrete structure and walls. Internal partition walls are 12 cm and 25 cm thick bricks.

The roof is single-pitched, with waterproof and thermal insulation. Drainage is provided via concealed downpipes hidden within the façade.

The facades are thermally insulated and treated with gray plaster, partially clad with composite façade panels (type “Etalbond”). The window frames are made of PVC (6-chamber profile, single-sided foil, RAL 7016) with double glazing (white float low-emission K-glass).
