Single-Family House in Bolyartsi – Architectural Project

The subject of the project is a two-story single-family house located in the village of Bolyartsi, Plovdiv region. The building is positioned as a detached structure on the plot, according to the approved design visa. Vehicular and pedestrian access is from the southeast, via the adjacent street. A garage and one parking space are provided within the plot boundaries.

The building consists of two above-ground floors and has no basement.

At elevation ±0.00, the following rooms are located: a garage with warm connection to the main house, a corridor, a bathroom with toilet, a kitchen with living and dining area, a bedroom, a veranda, and a staircase providing access to the upper floor.

At elevation +3.20, the layout includes: a corridor, a storage/laundry room, a bathroom with toilet, and four bedrooms, one of which has a walk-in closet, a private bathroom with toilet, and a terrace.

The load-bearing structure of the building is monolithic reinforced concrete.
The external walls are made of 25 cm thick Wienerberger brick masonry with effective external thermal insulation. Thermal bridges are insulated with thermal insulation material mounted externally on both the reinforced concrete structure and the surrounding walls.
The internal partition walls are also made of Wienerberger brick masonry, with a thickness of 12 cm and 25 cm.

The roof structure is a reinforced concrete slab (flat roof, thermally and waterproof insulated) with internal drainage.

Heating is provided through individual heating appliances.

The facades are thermally insulated and treated with various materials and colors. The plaster is white (BAUMIT, 0019 – HBW 89) and gray (BAUMIT, 0864 – HBW 33), combined with partial cladding of gray basalt stone and Aresbond composite façade cladding in a wood finish. The terrace railing is made of tempered glass.

The window frames are aluminum, ETEM E75, in RAL 7011 (gray) color, with triple glazing (low-emissivity white float glass).
