Single-storey Family House with Three Bedrooms, Veranda, and Dual Storage Access in Bolyarci Village

This project concerns a single-storey family house located in the village of Bolyarci, Sadovo Municipality, Plovdiv Region. The house is positioned freely in the northeastern section of the plot. Both vehicle and pedestrian access are provided from the southwest, facing the street.

The residential building is single-storey and has no basement.

At elevation ±0.00, the floor plan includes: an entrance hall, corridor, two bedrooms, one bedroom with en-suite bathroom and walk-in closet, a main bathroom with an anteroom, two separate-access storage rooms, a living room with dining area, kitchen, and a veranda accessible from the entrance hall.

The building’s structural system is monolithic reinforced concrete.

The exterior walls are made of 25 cm thick brick masonry with effective external thermal insulation. Thermal bridges are insulated using external insulation on the concrete structure and enclosing walls. Internal partition walls are 12 cm and 25 cm thick brick.

The pitched roof is both waterproof and thermally insulated, covered with Tondach Bolero ceramic tiles in red. Rainwater drainage is provided via visible seamless black PVC gutters with polyester coating and external downpipes mounted on the façade.

Heating is provided by electric household appliances (convector heaters).

The façades are thermally insulated and finished in cream-white Baumit HBW 72 Life 0199 plaster, partially clad with brown "kokal" stone cladding and a matching base (plinth) in the same material and color.

The windows are ETEM E75 aluminum, in RAL 7016, equipped with triple-glazed low-emission Ka float glass.
