The project concerns a detached three-storey single-family house situated freely on its plot. Vehicle and pedestrian access is from the northeast side via a ramp that compensates for the slope of the terrain. Two open-air parking spaces and one double garage are included within the property boundaries.
The house consists of three above-ground floors and no basement.
At elevation -3.50, the lowest floor includes: an entrance hall, corridor, double garage, toilet, bathroom with toilet, laundry room, two storage rooms, two bedrooms, a banqueting hall, and a veranda with access to the garden. A staircase connects all floors vertically.
Due to the steep slope of the plot, the second floor at elevation ±0.00 is partially recessed into the terrain. It includes a corridor, storage room, open-plan kitchen with living and dining area, two bedrooms each with private walk-in closets, a bathroom with toilet, a separate toilet, a terrace, and the staircase.
At elevation +3.50, the third floor includes: a corridor, second open-plan kitchen with living and dining area, two bedrooms (one of which has a private walk-in closet), an anteroom with bathroom and toilet, and a storage room.
The structural system of the house is monolithic reinforced concrete. The roof is pitched and made of wooden framing.
The external walls are 25 cm thick brick masonry by "Wienerberger", insulated externally with an efficient thermal insulation system. Thermal bridges are protected with insulation applied to the reinforced concrete structure and the envelope. Interior partition walls are also "Wienerberger" bricks, 12 cm and 25 cm thick.
The pitched roof is both waterproof and thermally insulated, finished with brown ceramic tiles by “Tondach”. Drainage is provided via visible seamless gutters with polyester coating in RAL 8016 (mahogany brown), and external downpipes mounted on the façade.
Heating is provided by a fireplace and electric appliances (convector heaters).
The façades are insulated and finished in a combination of materials and colors. The plaster is white (Baumit 0019 – HBW 89), and some areas are clad in beige travertine stone. As a central decorative accent, wood-tone Aresbond composite panels (ARW-3801 WALNUT) have been used.
Windows are aluminum ETEM E75, finished in RAL 8016 (mahogany brown), with triple low-emission glazing.
