The building is designed as a detached structure within the property in accordance with the approved design visa. Vehicular and pedestrian access are provided from the north side of the plot, adjacent to the street.

The building consists of a single above-ground floor. The layout includes a living room with kitchen and dining area, a food storage pantry, an open veranda on the eastern side, and a covered veranda on the southern side with an additional storage room. To the north of the living area are three bedrooms, each provided with its own walk-in wardrobe and private bathroom with toilet. The central part of the house contains a corridor, guest toilet, entrance hall, vestibule, laundry room, and garage. The garage includes an open workshop area and a dedicated technical room. The load-bearing structure of the building is steel.

The external walls are constructed using a steel structural system with high-performance thermal insulation installed externally. Internal partition walls are formed with steel framing and gypsum board cladding according to the KNAUF system. The roof is designed as a double-pitched roof, thermally insulated and finished with insulated roof sandwich panels.

The project includes detailed structural documentation as well as Electrical, Plumbing and Sewerage, Energy Efficiency, Fire Safety, Geodesy, Site Grading, and Setting-Out Plan projects.
