Two-storey Single-family House with Garage, Veranda and Stone Facade in Brestnik, Rodopi Municipality

The project involves a single-family house located in the village of Brestnik, Rodopi Municipality, Plovdiv Region. The building is free-standing on the plot, in accordance with the approved design visa. The main entrance is from the northwest. Vehicular and pedestrian access is from the southwest, from the adjacent street. The design includes one garage and one open-air parking space within the property.

The house has two above-ground floors and no basement.

At level ±0.00: entrance hall, living room with kitchen and dining area with access to the veranda, toilet, one bedroom with en-suite bathroom and walk-in closet, garage, storage room, and staircase to the second floor.

At level +3.15: corridor, bathroom with toilet, three bedrooms – one of which is a master bedroom with private bathroom and walk-in wardrobe.

The load-bearing structure is monolithic reinforced concrete.
The roof is a pitched multi-slope wooden structure, insulated and covered with brown ceramic Tondach tiles.

Exterior walls are made of 25 cm Wienerberger bricks with external thermal insulation. Thermal bridges are insulated externally. Internal partitions are 12 cm and 25 cm brick.

Heating is provided by electric convectors.

The facade is thermally insulated and finished with beige plaster (Baumit 0376 – HBW 49), partially clad with natural brown gneiss stone ("bone" pattern).

Windows are aluminum ETEM E75, in RAL 8016 (brown), with triple-pane low-emission Ka-glass.
