Two-storey Single-family House with Double Garage and Pitched Roof in Gorni Voden, Asenovgrad

The project concerns a two-storey single-family house located in the Gorni Voden neighborhood of Asenovgrad. The building is free-standing, centered within the plot, according to the issued design visa. Pedestrian and vehicular access is from the south, from the street, with parking provided in a double garage.

The house consists of two above-ground levels and has no basement.
At ground level (±0.00): entrance hall with access to the veranda, living room with kitchen and dining area, vestibule, toilet, storage, pantry under the stairs, double garage, and staircase.
At level +3.15: corridor, laundry room, bathroom, two bedrooms, two terraces, and a master bedroom with a walk-in closet and private bathroom.

The structural system is monolithic reinforced concrete.
The exterior walls are made of 25 cm brick masonry with external thermal insulation. Thermal bridges are treated externally with insulation. Internal partitions are 12 cm brick.

The roof is pitched with thermal and waterproof insulation, covered with Tondach "Twist" anthracite ceramic tiles. Drainage is via visible seamless PVC gutters with polyester coating (RAL 7016), with external downpipes.

Heating is provided by domestic electric convector units.

The facades are insulated and finished with white plaster (Baumit HBW 89 Life 0019), partially combined with gray plaster (Baumit HBW 16 Life 0875) and facade composite cladding (Aresbond ARW-3801 Walnut).
Windows are aluminum, ETEM E75 in RAL 7016, with triple glazing.
