Two-storey Single-family House with Garage, Veranda and Travertine Facade in Muldava, Asenovgrad

The project involves a single-family residential house located in the village of Muldava, Asenovgrad Municipality, Plovdiv Region. The building is free-standing on the plot, according to the approved design visa. Vehicular and pedestrian access is from the northeast, from the street. The design includes a double garage and one outdoor parking space within the property boundaries.

The house has two above-ground floors and no basement.
Due to the natural terrain slope, the ground floor consists of two levels: ±0.00 and –1.40.

The layout includes: entrance hall, storage room, double garage, one bedroom with en-suite bathroom and walk-in closet, open-plan kitchen with living and dining area, another bathroom, veranda, and a staircase leading to the upper floor.

At elevation +2.85: corridor, laundry room, bathroom, study, loggia, and three bedrooms – one of which features a private bathroom and walk-in wardrobe.

The structural system is monolithic reinforced concrete.
The roof is pitched, made with wooden structure, thermally and waterproof insulated, and finished with brown ceramic Tondach tiles.
Drainage is provided by visible seamless gutters with polyester coating (brown color), and external downpipes.

The exterior walls are built with 25 cm Wienerberger bricks and externally insulated. Thermal bridges are addressed with insulation applied over both the concrete frame and the brick walls. Internal partition walls are 12 cm and 25 cm Wienerberger bricks.

Heating is provided by domestic electric convector units.

The facade is finished with beige plaster (BAUMIT 0376 – HBW 49) and natural travertine stone cladding. Decorative gypsum elements highlight the classical architectural character of the building.
The balcony railings are solid and openwork, made of wrought iron.

The window joinery is aluminum ETEM E75, RAL 7011 grey, with triple low-emission glazing (white float Ka-glass).
