The project involves a two-storey residential building with garages located in Asenovgrad. The building is free-standing on the property, in accordance with the approved design visa. Access to the yard is at level ±0.00. Vehicular and pedestrian access is from the south, from the street. The design includes one double garage. Due to the significant natural terrain slope, the basement level (–4.05) is partially embedded into the ground.
The building includes two above-ground floors and one semi-underground basement.
At level –4.05: corridor, toilet, two storage rooms, garage, pantry, and staircase to the ground floor.
At level ±0.00: corridor, bathroom with toilet, living room with kitchen and dining area opening onto two verandas, two bedrooms (one with en-suite bathroom), and staircase. An additional single-flight stair in the living room leads to the upper floor.
At level +3.00: corridor, bathroom with toilet, living room with kitchen, dining area and bedroom. The separate section of this floor includes: corridor, pantry, and two bedrooms (one with en-suite bathroom).
The structure is monolithic reinforced concrete.
The roof is pitched, built with timber structure, thermally and waterproof insulated, and covered with gray ceramic Tondach tiles. Drainage is via visible seamless gutters with polyester coating (RAL 9023 – dark gray), using external downpipes.
Exterior walls are 25 cm Wienerberger brick with external thermal insulation. Thermal bridges are insulated from the outside. Internal partitions are 12 cm and 25 cm brick.
Climate control is provided by split air conditioning systems and a pellet boiler.
The facade is finished with white plaster (BAUMIT 0019 – HBW 89), partial gneiss stone cladding (brown, "bone" pattern), and decorative Aresbond composite panels (ARW-3801 WALNUT, wood finish).
The joinery is aluminum, ETEM E75, RAL 8016 mahogany brown, with triple glazing (low-emission white float Ka-glass).
